Southern Plaza Shopping Center – Indianapolis, Indiana - 270,000 Sq. Ft.

  • In 1994, an affiliate of Tri-Land purchased the 210,000-square-foot Southern Plaza Shopping Center in Indianapolis, Indiana. At the time of acquisition, the property had 96,000-square-feet of vacant space.
  • With the strong interstate highway location at I-465 and U.S Highway 31 (East Street), Tri-Land concluded a redevelopment of the shopping center would attract new retailers to lease the vacant space.
  • The renovation work included a new façade and storefront improvements, roof replacement, parking-lot replacement, access-drive reconfiguration, high-intensity parking-lot lighting, high-impact landscaping, a new irrigation system, and new pylon and building signage.
  • In 1999, an affiliate of Tri-Land acquired the adjacent 60,000-square-foot Kroger supermarket, which shared the common areas with the center, thereby uniting 270,000-square-feet of tenant space and 36 acres under Tri-Land ownership.
  • The successful redevelopment of Southern Plaza attracted Kerasotes Theaters to construct a 16-screen multiplex immediately south of the site in 1999. Demonstrating their commitment to the market and the site, Kerasotes opened Indianapolis' first IMAX theatre in 2007.
  • In addition to the Kerasotes Theaters and the Kroger supermarket, the center is currently anchored by Office Depot and A.J. Wright (an affiliate of the TJX Companies, parent of T.J. Maxx and Marshall’s).
  • In February of 2002, Tri-Land completed a $3.0-million private-equity offering of Southern Plaza through a NASD Syndication.
