
River West Center - Milwaukee, Wisconsin - 105,079 square feet
- In 1999, an affiliate of Tri-Land acquired the 105,079-square-foot Capitol Centre (now River West) located in Milwaukee, WI.
- The anchor tenant, a Roundy’s supermarket, had vacated the center and had subleased a portion of its space. Tri-Land believed improving market conditions and the substantial new development in the Capitol Drive corridor presented an opportunity to renovate and re-tenant the shopping center.
- Even though Roundy’s subleased a portion of their space to Office Depot, Tri-Land negotiated for a lease termination with Roundy’s and the Office Depot lease was assigned to Tri-Land.
- Big Lots, a Fortune 500 closeout retailer, leased the remainder of the vacant Roundy’s space and is open for business.
- Renovation of the project which included a new building façade, high-intensity site lighting, high-impact landscaping and a completely new parking lot has now been completed.
- A 120,000-square-foot Wal-Mart opened across Capitol Drive in the fall of 2003.
- In 2004, an affiliate of Tri-Land sold a portion of the equity in the shopping center to a private investor.
