Century Plaza – Merrillville, Indiana - 450,000 square feet
- In 2001, an affiliate of Tri-Land and Inland Real Estate Corporation (a private REIT) formed a limited-liability company to acquire the
Century Consumer Mall located in Merrillville, Indiana.
- Century Consumer Mall was an enclosed mall on 47 acres of land anchored by Montgomery Ward and Burlington Coat Factory.
- With the heavily traveled intersection of U.S. Route 30 and U.S. Route 53 and located within the heavy retail node of U.S. Route 30, just off
Interstate 65, Tri-Land concluded Century Mall presented a unique redevelopment opportunity.
- The initial development plan was to demolish the enclosed-mall portion between Ward and Burlington eventually replacing Ward with a viable anchor. Prior to closing on the acquisition, Ward declared bankruptcy and Tri-Land gained control of the space.
- Demolition of the 150,000-square-foot enclosed-mall portion has been completed and a new 18,000-square-foot building, anchored by Panera Bread, was developed in 2003.
- In 2005, an affiliate of Tri-Land purchased Inland’s interest in Century Consumer Mall.
- In 2006, Old Time Pottery opened in the redeveloped Montgomery Ward's building and Portillo's Hot Dogs opened on a pad site.
- Tri-Land is currently in negotiations with a number of additional anchor tenants to redevelop the property.
- In 2008, Staples opened in 20,000 square feet adjacent to Old Time Pottery.
