Tri-Land is actively looking to acquire retail shopping centers, particularly those in need of redevelopment or currently have a significant amount of vacancy, including REO properties.

Tri-Land’s acquisitions can range from a complete teardown and redevelopment of the existing shopping center: Countryside Center; to a redevelopment and renovation: Southern Plaza and River West Center; to releasing and re-tenanting the shopping center: Shadeland Station and Cherokee South Plaza.

 Acquisition Criteria

Property types:

  • Retail shopping centers only. Neighborhood strip centers, community centers, power centers and enclosed malls that can be ‘repositioned.’
  • Grocery-anchored a plus.
  • Shopping centers should be at least 75,000 square feet or larger.

Locations:

  • Metropolitan markets of 300,000 or greater in the Midwest, Mid-Atlantic, Northeast, and Southeast.
  • Target markets should have a median household income at or above the national median, approximately $46,000.

Core Focus:

  • Tri-Land is particularly interested in acquiring shopping centers where value can be created through redevelopment, enlargement, and tenant-mix remerchandising.
